The Shook's were the perfect clients!  They were under contract on another one of The Mary Ellen Vanaken Team listings and needed to sell their home quickly!  Susan Jennings, one of our Listing/Buyers Specialists, knew exactly what to do! 

The Shooks' home was beautiful, however, needed staging to get it to attract buyers. The first step was to walk their home and plan what pieces of furniture needed to stay or go in order to make the home look more open, brighter, larger and less cluttered.  It was tough as it was Christmas time and the sellers had already decorated for the holidays with a magnificent 12' tree in their foyer and multiple trees in the family room.  We were able to remove pieces of furniture from the first floor to open walking spaces up, visually enlarge the dining room and then stage the kitchen for a future "chef" to enjoy.

The sellers also wanted to start fresh with some new furniture to compliment the style of their new home.  So we took pictures of the pieces of furniture (inside and outside) that the sellers wanted to sell.  This list was extensive and covered everything from bedrooms, basement couches to outdoor deck furniture.  We were successful in quickly connecting with buyers for every piece, including working with the new buyers of their home in purchasing pieces that fit the needs of the buyer's large family.  

One of the additional touches we provided for these sellers was coordinating showing appointments with the seller's dog walker.  Due to the size of the owner's dog, we felt it was important to have the dog out of the home for each showing.  We assisted the sellers in communicating with a local dog walker for each appointment.

We also coordinated POA (power of attorney) documentation for closing so that sellers could continue with their busy work schedules.

We were able to sell the home quickly through the use of amazing professional photography, a video tour of the home, open houses, talking to interested buyers in our extensive database, and connecting with local agents in our community.  We sold this home in only 19 days for 99% of original list price!  Our proactive efforts brought many buyers to the home to get it sold quickly for the most amount of money.
